Question: What is DC Executive Space?

Answer:

DC Executive Space is an independent office search and advisory firm that assists companies and organizations of all sizes in finding office space to rent in Washington DC and the Metro area. We work with a database of 1,000s of offices located in 100s of Washington DC and Metro area properties and provide a free one-stop-shop solution allowing clients to find, view and secure office space that suits their needs. We advise clients on the Washington DC office market, office configuration ideas and solutions. We serve as one point of contact and liaison between our clients and Washington, D.C. and metro area office providers, arranging property tours and negotiating ideal terms and pricing.

Question: Are you an office provider?

Answer:

No. We do not own or manage office properties. Just like Hotels.com does not own any hotels. We represent you, the office seeker, in locating the best office solution for your needs. We’ll assist you from start to finish, including ensuring you receive the best value at the best price.

Question: Are you really a free service?

Answer:

Yes. For clients looking for office space, our service is 100% free from start to finish. We are able to offer this free service because office providers pay us a fee once our client has been successful in securing an office in their property.

Question: How can you help me in my office search?

Answer:

You may start by using our Guided Office Search tool to review properties that meet preliminary requirements, then give us a call to inquire about availability. You can search by location, metro station, star rating, and office provider. One of our trained advisors can then consult with you regarding the space you require and advise on available options, inform you of relevant pricing, and arrange appointments on your behalf. Question: Will my office rental rates be more expensive if I use DC Executive Space?

Answer:

No. The rates that office providers offer through DC Executive Space are the same (or lower) as they would be if you contacted them directly. DC Executive Space has an agreed upon fee with the office providers; without us they would be forced to spend more money on marketing and advertising. We have developed strong relationships with local office providers and due to the volume of business we refer, many of our clients receive discounted terms…especially after we finish negotiating on their behalf!

Question: Why are there no prices for offices on your website?

Answer:

Availability within each property changes quite often, sometimes daily, and so does the pricing, depending on which offices are available. Prices also vary within each property based on the size and type of offices available. Other variables which can affect the price: length of term, configuration, services required, number of people, etc. Our consultants communicate regularly with various locations to stay informed of pricing and availability, so by calling us we can advise you on the current market and how to negotiate pricing that meets your budget.

Question: What do the star ratings indicate?

Answer:

  • 1 Star  (Low end):   We do not list 1 star properties.
  • 2 Stars (Budget Driven):  Functional office or coworking space with basic facilities offered. Suitable for budget driven companies or for back office set ups with little or no client contact.
  • 3 Stars (Economical/Professional):  These properties are upscale in some areas.   Offices and common areas are moderately appointed with an average level of quality.   Some properties are in Class A buildings and some are in Class B buildings.
  • 4 Stars (Upscale):  These properties are upscale in all areas.  Offices and common areas are progressively more refined and stylish.  The physical attributes reflect an obvious enhanced level of quality throughout.   All 4 star properties are in prestigious Class A buildings in prominent locations.
  • 5 Stars (Luxurious):  These high quality properties reflect the characteristics of the ultimate in luxury and sophistication.  Offices and common areas are first class.  The physical attributes are extraordinary in every manner.   All 5 star properties are in prestigious Class A buildings in prominent locations.

Question: What is an Executive Space Office?

Answer:

Executive Space offices (also known as Business Centers, Executive Suites, Serviced Offices, or Furnished Offices) are fully furnished, move-in ready offices. They also provide you with telecom/internet connections and secretarial facilities, giving you everything you need to get your office up and running right away. Executive Office Space allow you to focus solely on your business, eliminating all the tiresome responsibilities that would usually come with trying to rent office space in the Washington DC region. They also put an end to inflexible and expensive leases, as they offer flexible terms. The monthly fee usually consists of a single payment that covers everything from office cleaning to electricity and Internet charges, eliminating variable fees.

Question: Is executive space more expensive than leasing prime office space?

Answer:

Many businesses save a lot of time and money with Executive Space. Depending on the size of the company and specification required, offices can cost from $10,000 – $100,000 to set up with the correct infrastructure. In addition, time and money is lost monthly in managing traditional office space. With a Executive Space, all of this cost and hassle is usually saved, making it a more viable option for businesses. Question: Can I furnish an executive space office with my own furniture and IT systems?

Answer:

Yes. Most office providers will allow you to bring in your own furniture and IT systems. However, there may be fees associated, so be sure to discuss this with our consultants.

Question: Will my details ever be given or sold to any other company?

Answer:

Client information is never given or sold to any third party and is kept strictly for the use of DC Executive Space. Unless you have specified otherwise, we will serve as your liaison with the office providers so that you are not overwhelmed with a ton of phone calls and emails. Please let your consultant know if you have any preferences in how we handle your information.

Question: What should I expect to happen after I have contacted you about my office search requirements?

Answer:

It’s simple – our goal is to establish a customer-agent relationship with the intention of helping you secure the best office solution for your company at the most competitive price. A consultant will be assigned to work with you directly. Your consultant will contact you to clarify any questions regarding your requirement and define your driving factors, then perform an initial office search and present you with the best options.
